With that plan in mind, is brokering notes the right place to start? My Take on How to Broker Notes And here is my reply. This may address some of the "how to get started in the note buying/defaulted mortgages business?" questions going through all your heads as well. Learning how to broker notes is both an art and a science. No, money isn't required to broker notes. In order to make money, you will need a good understanding of what you're trying to do. Learn How to Broker Notes and Jump Start Your Business in Note Buying Actually, brokering is a very useful way to start. Before putting any of your money at risk, you can learn the entire closing process. You can experience the transaction. You won't gain better experience until you are buying your own non performing notes, but this will be a great way to start while you are saving up cash for your own notes. The really few good brokers that are out there make great money. Learn this right, and you can have none of your cash in the game, excellent relationships that you continue to build over time, and do incredibly well for yourself! Example on How to Broker Notes Let me give you an example of what sometimes happens with brokers: I usually get the following type of call about 3-5 times each week. Say you called me up and said, "Hello, I am interesting in brokering notes to you, what are you looking for"? You definately wouldn't make it through the front door and most likely I would add you to my "do not answer" list. This is why: As a broker of notes, you should be able to demonstrate to me, a buyer of notes, why I should allow you to handle my transactions in 30 seconds or less. If you can't do that, then you are wasting my time. Learn How to Broker Notes, And Be A Good One This is what good brokers do: Once they have a product that they want us to bid on, they call. Not before. How do they get this product? By talking to the banks or other note sellers and convince those people that they know what they're doing. So they can help them find buyers for their non performing notes. As a broker you will need to have a similar understanding of note buying that a regular buyer like myself does. Why you ask? Because banks want to deal with people who know what they're doing. Banks want someone that knows the entire bid process. You will need to know how bids are presented (for example the documents usually required are referred to as stips, there are purchase contracts and fades, all of which you need to understand). You will need to know what type of research the buyer will be doing, like title swipes or BPO's. You should also know what the buyers do with the notes that they buy.
