Your full tax return for the past two or three years is essential. This means every attachment, schedule and amendment. You will not get away with copies of the first and last pages. They want everything the government wants and in duplicate.

Copies of your paychecks from the past two or three months are also needed. If you are near tax time, these are even more important. You want the prospective lender to know beyond a doubt you did not get laid off last month.

Go online and print off your bank balances just before meeting with your mortgage company. They want up to the minute information. And they do mean up to the minute.

How is your credit rating? Check it before you even approach a lender. If it is good, take a copy with you. They will check it themselves but it looks good. If your numbers are bad, you may be out of luck.

How much down payment do you have? Whether you have as much as twenty percent or as little as five percent, you will need all the above paperwork. Having the down payment is not as full proof as it once was.

Okay, the documents are in hand, copied and ready to go. Before you talk to anyone, check with your bank or savings institution or credit union about how much you can be approved for. Get a letter that states the amount they would loan you.

Being prepared does not guarantee you will be approved. It will however, cut down the number of times you get called for yet another piece of paper. A lender will be happier when a borrower has come with most of the information already in hand.

Ask your Real Estate Agent to find out if the lender has any specific requirements you may not have addressed. This is not always known ahead of time. But if it is a finance company he or she has worked with before, they may know of some other requirements.

Now you are about as ready as is possible. You have what is absolutely required. If you have followed these home loan mortgage tips you can meet with any financial company with conviction. But remember, no matter how well prepared you are, patience will be needed. There is almost always no more piece of information needed.
