Homeowner loans are a life time commitment and not getting a home inspection first will be a large mistake! Too many times we can get drawn into a false sense of believing that the property is perfect just because it looks great on the outside. Once you move into your home it can be a nightmare and very expensive if you have to start fixing things. Due to our poor judgment my wife and I discovered after we moved in that the basement leaked because of a crack in the foundation and that our water heater needed to be replaced.

Obtaining a home inspection performed by someone that you can trust is going to be something that you are very thankful for later. Home inspectors generally stand behind their inspection for around a year, it does not help if you find out three years later that your roof is going bad. Because we didn't recognize that the roof was bad prior to closing we were not able to get any type of compensation which would have been nice knowing the price of replacing it. Foundation issues may not be discovered for years by the untrained eye, and can cost you thousands to repair. If you ever have to pump water out of your basement like I did then you will understand exactly what I mean. A very important factor that should frighten you is the topic of mold and mildew which is showing up more in homes today having someone who can detect this is a key part of your home inspection. If you don't think it matters you are going to be stuck with your home forever if you find out later that it has some. It will be like the plague once your home has been identified as having this problem. Run and don't look back if the potential home you want has mold or mildew in it. Canceling the purchase agreement is your only option once you discover it unless you are a fool. Ensure you are with your inspector when they go through your home. This gives you comfort knowing that they went over every part of the property. Personally I think you should ask lots of questions as you cover the property. Are they looking up into the attic, in the crawl space underneath the home, the electrical wiring, the plumbing, the water heater, etc.? Have they walked the entire roof checking for any signs of leaking or soft spots? Just go with them and make sure they check everything. Since your house will most likely be the biggest investment you make in your life it just makes sense to invest in a home inspection to know that everything is going to be fine. There is nothing that will get you off and running on the right track that could be easier.
