Mesa Arizona was once a very popular city. Residents enjoyed living there due to the hot and dry weather, and its proximity to nature including the Grand Canyon. They also liked the fact that it is located close to Las Vegas and Mexico, and to many other great cities. It was a great place to both raise a family and to retire at. Unfortunately, the housing market took a complete and total nosedive. Since then, Mesa has been less than ideal. Housing markets across the country have crashed, but Mesa's has taken a particularly hard hit.

Today there is no piece of property in Mesa that is worth much and the vast majority of property is worth far less than the owners actually owe on it making them virtually a poor investment. That leads to the rise in the foreclosure and repossession rates. Many people are deciding to allow their properties to be foreclosed upon because they no longer want to throw any more money at a house that is not going to allow them to gain equity any time soon.

Right or wrong these people are literally walking away from a place that they have lied in and were making mortgage payments on and many of them have been doing so for a lot of years. Once that point of diminishing returns has been crossed there is a point that people are now days shifting to the paradigm that was unheard of even during the great depression.

Thus, someone who is in a position to buy is at a tremendous advantage because there are many amazing homes for a song. There are so many of them available that it is truly a buyers market and you can almost name your own price if you are shopping to buy one.

The entire state of Arizona is really suffering through a poor housing market right now, and it does not show many signs of improving any time soon.
