So, here we go. Below is a brief summary of what the pros and cons of becoming a landlord are and what you can do to make it better.

The major advantages of becoming a landlord are;

1. You Collect Rent Money

The Biggest advantage of real estate investing is obvious. You get a passive income stream that can grow as time goes on. Once you have a tenet in the property you will get rent money each and every month without having to do much. This means you get consistent checks in the mail and a passive income stream that will keep growing as time goes by.

2. The House Appreciates Over Time

Houses are very valuable assets. As the human population continues to exploid and as we all try to live on the same amount of land the value of land will of course appreciate over time. Throughout history landowners have been amoung the riches people in the world and I don't see that changing any time soon.

Investing into real estate also comes with its share of disadvantages.

1. A Tenet May Not Pay

What do you do when your renter stops paying? It actually happens. When people are in times of hardship one of the first things that they stop paying is their rent. Of course you can evict them, but it may take a while to get somebody new in there.

2. Property Damage

Tenets may also damage the property in which case you will have to repair it. Tenets don't really care about a property as much as the landlord does, so they can give you some added expenses.

So, what can you do about these 2 problems? Well the most effective thing is to do a rent to own contract. This way the tents feel like they own the house, they will most likely keep it in good condition and pay on time every month.
